Repairing Nail Holes After Tenant Move-Out

A common cosmetic issue faced by landlords at tenant move out is nail holes in the walls.  It could be picture frames, wall art, shelves, or even TV’s mounted to the wall.  All of those tiny blemishes can add up - leaving a wall that doesn’t look good anymore.

We regularly help landlords patch and refresh walls to get units rent-ready.  

Here are some tips on how to best fill those nail holes if you’re doing it on your own:

Patching Nail Holes

  1. Start with a clean surface: wipe down the area if needed

  2. Use the right filler: Drydex works great - it is a quality spackle, and doesn’t require primer before paint is applied

  3. Sand: After the filler has dried, sand it smooth with the wall

  4. Paint: When repainting, try to either paint the minimum needed to cover the hole, or if many holes are being filled, considering painting the whole wall.  Painting the whole wall ensures the paint matches perfectly, and can achieve better results if lots of holes need addressed

Holes Too Large to Spackle

If the holes left by the tenant are larger than about the size of a quarter, then spackle will no longer do the trick. It’s time for a different approach and would require a drywall patch.
