How to Ensure Proper Sealing and Waterproofing Around Vanities

Bathroom vanities are one of the most vulnerable spots in a rental property when it comes to water damage.  They are constantly subjected to water, and a small leak or poor seal can lead to warped cabinets, mold growth, and expensive repairs.

Ensuring proper sealing and waterproofing isn’t just smart maintenance - it’s required to ensure the value of your investment.

Step 1: Choose the Right Materials

Start with choosing a vanity that has materials that will handle water better.  Look for:

  • Plywood with moisture resistant coatings (not particleboard - particleboard is inexpensive, but holds up extremely poorly to moisture)

  • Laminate or Quartz Countertops

  • Sealed edges, and don’t forget the backsplash & sidesplash!  Some modern styles leave off a backsplash for a more trendy look, but that backsplash & sidesplash is critical to ensuring long-term longevity

Step 2: Prep the Surface

  • Before sealing, clean all surfaces thoroughly - removing dust, old caulk, and debris.

  • Ensure the vanity is level and securely installed

  • Check for gaps between the vanity and wall, floor or backsplash

Proper prep ensures the caulking you’re about to use adheres well and lasts longer

Step 3: Apply caulking

This is where caulking selection is critical.  100% silicone caulking provides the best water resistance, but isn’t paintable.  Acrylic latex caulking is paintable, but offers less water resistance.

The best combo?  Use waterproof caulking where it’s not going to be painted (between the vanity top and side splash), then acrylic latex caulking where it’ll need to take paint (around the sides of the backsplash the meet the wall).  

Sure - it’s two different types of caulking that you need to purchase, but it’s a small cost to ensure the caulking has longevity.
